Suraksha Whispering Waves Floor Plans - 2, 3 & 4 BHK Layouts

The 2 BHK Smart (type C3, 1,364 sqft SBA, 867 sqft carpet) is the project's entry configuration and a genuinely spacious two-bedroom home by corridor standards — the most accessible route into a premium, amenity-rich Begur community with full Club Élan access. The 3 BHK Smart homes (1,621–1,676 sqft) are the practical heart of the project, delivering three full bedrooms and tight, efficient circulation.

The 3 BHK Grand layouts (1,669–1,850 sqft) step up with larger living-dining volumes — some exceeding 21 ft — dedicated dressing rooms, more generous balconies and additional toilets. Several Grand units are corner or lake-oriented homes that maximise cross-ventilation and views. The 4 BHK Luxe (type D2, 2,016 sqft) is the signature format for larger and multi-generational families, and the scarcest configuration in the project.

Carpet vs super built-up area

The super built-up area (SBA) is the saleable area used for pricing — it includes the carpet area, walls, and a proportionate share of common spaces. The carpet area is the actual usable floor space within your walls. When comparing with other Begur projects, always compare carpet area for a true like-for-like read on usable space.

Construction and wall specification

Each residence is built with solid block work — 6-inch external walls and 4-inch internal walls — on an RCC frame, and crucially with no common walls between adjacent homes. Independent walls improve acoustic privacy, reduce shared-vibration and damp transfer, and allow each home to draw light and air on multiple faces. Combined with Vaastu-aligned planning, the layouts read as standalone homes stacked thoughtfully rather than units carved from a continuous slab.

Fit-out specifications

Every plan is delivered to a consistent specification: 1200×600 mm vitrified tiles in living, dining, bedrooms and kitchen; 600×600 mm in utility, balconies and bathrooms; laminated wooden flooring (EGGER or equivalent) in the master bedroom; Hansgrohe CP fittings and Duravit sanitaryware; UPVC three-track windows; a Yale digital lock on the main door; and concealed copper wiring with AC points in the living room and all bedrooms. The fit-out specification at Suraksha Whispering Waves is designed to be lived with rather than swapped out. Flooring in the public rooms is large-format 1200×600 mm vitrified — easier on the eye than the 600×600 norm because grout lines retreat into the pattern, and easier on the cleaning routine because there are fewer of them. Master bedrooms shift to laminated wooden flooring (EGGER or equivalent), which reads warmer underfoot and signals that the master is the premium space in the home. Utility, balcony and bathroom floors use 600×600 vitrified tiles, sized for the smaller rooms they sit in. Lobbies move to tiles and granite, with granite staircases throughout — durable choices for the highest-traffic surfaces in any tower.

Bathrooms ship with Hansgrohe CP fittings, Duravit sanitaryware, geyser provision, gypsum-grid false ceilings and exhaust fans, which is a brand stack consistent with the Rs 9,400/sqft positioning. Kitchens are deliberately left flexible: utility slab and sink are provided uninstalled, and no factory dado is applied, so buyers can specify their own modular kitchen and dado finish without first removing builder work. Provisions for a water purifier and a chimney sit in the right places. Doors and windows use UPVC three-track profiles in black or grey, with Yale digital or mortise locks on the main door and a door stopper and eye viewer as standard. Electrical work is concealed copper wiring (Anchor Panasonic equivalent), modular switches (Anchor Roma Plus), and AC points in the living room and every bedroom.

For space planning, the most important point is the absence of common walls. Each Suraksha Whispering Waves home is built with 6-inch external and 4-inch internal solid block work, but it shares no wall with the neighbouring unit. That single decision lifts acoustic privacy, kills shared-vibration and damp transfer, and lets the layout read as a standalone home rather than a slice off a continuous slab. Combined with Vaastu-aligned planning and the modest carpet-to-SBA ratios above, the homes feel larger and quieter in practice than the SBA numbers alone suggest. Higher floors carry a modest floor-rise charge but reward it with cleaner sightlines over the tree line and improved ventilation, and lake-facing units carry a premium location charge that reflects their scarcity within the inventory.
